Updates: LSAT and Condo

I feel like so much has been going on these past few days and I don't know where to start.

LSAT:
Well I signed up for the June LSAT and said bye-bye to $160. I also debated on buying new course materials but then I joined an LSAT study group through the forums and we started sharing study material so I should be all set. I asked my boss to change my schedule so I can come in at 6am and leave at 2:30pm, giving me much more time to study in the afternoon. This means I would be getting less sleep but that's fine with me. If I have to lose some sleep to get a higher score in June, so be it. I know that I still haven't heard from 3 of the schools I applied to, but I'm going at this like I will be rejected from all of them so I can give it my all. I would rather not waste any more time and money on this test and I want this to be the last and final time I study for it.

Condo:
The seller decided to repair the air duct which I thought was great at first. Basically, the HVAC tech "fixed" it by putting 18 gage galvanized steel in the duct, which is essentially like putting a band-aid on it and not finding the root cause of the problem. We went back yesterday to check out his work and they hadn't even fixed the right box! We couldn't figure out what they fixed because they sent us pictures, but the air duct still contained water and still was not fixed! After speaking to the tech, he told us he had gone under the furnace...which puzzles us because we could not find it...whaaaa??? He also admitted that the steel would still rust if it came in contact with water. Well that doesn't solve anything then! So we decided this was a sign and we are going to back out. We sent the cancellation doc this morning and requested our $5,000 deposit back.

Another place we just submitted an offer on:
We found a bank-owned property the other day and we were able to make it to the group showing yesterday. The place is amazing! This is the first time we have both been extremely excited for a property with no reserves whatsoever. We decided to offer list price plus full closing costs for a 2 bd 2 bath single story house with a 1 car detached garage for $165,900. It comes with appliances and only minor cosmetic work needs to be done - new carpet, new shower door, cleaning, and some patches on the walls.

It's in a beautiful area and we love love love the neighborhood and the complex. As always, I will leave you with some pics:

The house looks beautiful. Wonderfully high ceilings, and not too big (bigger house = more cleaning!). Is it a single family home or is it a home inside a condo association? Are there HOA fees?

the house you put an offer on looks beautiful! I'm so sorry about the law school rejection, but you haven't heard from the other schools, which means you should at least be in the "maybe" pile? Regardless, I support you in being so determined to get an even better score on LSAT. Let me know if there's anything I can do to help! Have you checked out the book "Master the LSAT" (I think the author's last name is "Novas") btw?

On the LSAT. I'm cheering you on all the way. You want it bad enough so I believe in you. I also like your attitude, determination and tenacity. I can't wait for this dream of yours to take the next step forward.
